This guide walks you through how to get a mortgage in Florida with less-than-perfect credit, from checking your standing without a credit hit to comparing programs and closing. Many Florida buyers with late payments, collections, high balances, or a past bankruptcy are approved every year, but the path matters. Before you start, gather your last two years of income documents, recent bank statements, and a rough monthly budget.
By Duane Buziak, NMLS #1110647, a Florida-licensed mortgage broker serving clients statewide.
Step 1: Pin Down Where Your Credit Really Stands
Start with your actual reports, not an app score. You can pull free reports from all three bureaus at AnnualCreditReport.com. Read every account. Wrong balances, duplicate collections, and accounts that are not yours are common and fixable. The CFPB explains how to dispute an error on your credit report. Dispute first, because corrections can take weeks to post.
Next, understand that the free score on your banking app is often not the score a mortgage broker uses. Mortgage pricing has traditionally relied on specific scoring models, and the rules are changing. Duane Buziak works with VantageScore 4.0 in addition to traditional models. Check the FHFA site for current model requirements, since as of October 2026 these rules are still evolving.
Then define what “less-than-perfect” means for you. Write down which of these applies:
- Late payments (note how recent)
- Collections or charge-offs
- High credit card utilization
- A thin file with few accounts
- A past bankruptcy or foreclosure (note the discharge or completion date)
Each one points to a different program and waiting period, so your list drives Step 3.
Mistake to avoid: applying with several companies that each run a hard pull. Instead, use the NoTouch Credit Pull, a soft pull mortgage review that lets you see where you stand as a no credit hit mortgage application.
Step 2: Get Pre-Approved Without Damaging Your Score
A hard inquiry is recorded on your report and can lower your score slightly. A soft pull is not used for lending decisions and does not affect your score. Duane Buziak, a Florida-licensed mortgage broker serving clients statewide, uses the NoTouch Credit Pull at this stage, so a mortgage pre-approval without hard pull lets you learn your options before committing to anything.
Shopping is not always damaging, either. The CFPB explains what a credit inquiry is and how mortgage rate shopping is handled. Common scoring models typically treat multiple mortgage inquiries made within a short window as a single inquiry, but the length of that window varies by scoring model, so confirm it for your situation rather than relying on a number you saw online.
The decision rule is simple: run a no hard inquiry mortgage pre-approval first, then authorize a full credit pull only when you are ready to commit to a path. That keeps your score untouched while you compare.
Have these ready so the review is accurate:
- Recent pay stubs
- W-2s or tax returns for the last two years (self-employed buyers need returns)
- Two months of bank statements
- Government-issued ID
Step 3: Match Your Credit Profile to a Florida Loan Program
There is no single minimum score that applies everywhere. Programs set their own guidelines, and individual brokers and wholesale lenders add overlays, which are stricter internal rules. All terms below should be confirmed as of October 2026.
FHA
FHA loans are built for borrowers with lower scores, usually in exchange for a larger down payment at the lowest score tiers. HUD.gov publishes current FHA guidance, including minimum score and down payment rules.
VA
For eligible veterans and service members, VA sets no minimum score, though overlays vary by wholesale lender. See the VA home loans page for eligibility. Jacksonville, with its heavy military presence, is where this matters most, and a VA loan can be a strong fit after a credit setback.
Conventional and USDA
Conventional loans reward stronger scores with lower mortgage insurance costs, so a score in the mid-600s can still qualify but at a higher price. USDA loans carry property-location rules, so eligibility depends on the address. Florida Housing Finance Corporation offers programs such as Hometown Heroes; review current eligibility at floridahousing.org before counting on it.
DSCR for investors
If you are buying a rental, DSCR loans qualify the property on its rental income rather than your personal income. Credit still sets your pricing. DSCR is for investment properties only, not primary homes.
Mistake to avoid: assuming one bank’s product shelf is your only option. A broker can place the same file with different programs.
Step 4: Shrink the Gap Between Your Score and Your Next Pricing Tier
Mortgage pricing moves in score tiers, so a small gain can matter if it crosses a line. The fastest levers:
- Pay revolving balances down. Utilization under roughly 30% is the commonly cited benchmark, and the CFPB discusses it in its credit reports and scores resources.
- Keep old accounts open, since closing them can shorten your history and raise utilization.
- Avoid new debt until after closing.
Ask your broker about a rapid rescore. Once balances are paid, the broker can submit proof to the bureaus so the updated score appears on the mortgage report faster than the normal reporting cycle. It does not remove accurate negative items, and the process details vary, so ask what it requires on your file.
During the process, never open new credit, co-sign for anyone, or move large unexplained deposits. Underwriters will ask for a paper trail on any deposit that does not match your income.
Should you wait? A plan of three to six months can lower your costs, but waiting has its own price if home prices or rates rise. Use this rule: buy now if the payment fits your budget comfortably, and wait if one fixable item, such as a single high balance, will move you up a pricing tier.
Step 5: Run the Numbers: A Worked Florida Example
This is an illustration, not a quote. Rates are hypothetical as of October 2026. Suppose a Tampa buyer with a 650 score buys a $350,000 home with 5% down.
- Down payment: $17,500; loan amount: $332,500
- Illustrative rate: 7.00% for 30 years, principal and interest about $2,212
- Estimated taxes: about $350 a month
- Homeowners insurance: about $330 a month
- Mortgage insurance: about $200 a month
- Total: roughly $3,092 a month
With $6,500 in gross monthly income, that is a housing ratio near 48%, which is too high. Add $400 in other debts and the total debt-to-income ratio (DTI) is about 54%. At $9,000 in gross income, DTI is about 39%, which is workable. This is why you run the budget before you shop.
Now suppose the same buyer improves to 700 and gets 6.50%. Principal and interest drops to about $2,102, and mortgage insurance may fall too, say to $150. The payment becomes roughly $2,932, about $160 less per month, or $9,600 over five years. A separate quarter-point rate difference on $332,500 is worth roughly $55 a month, about $3,300 over five years.
Do not overlook Florida costs. Insurance can be a large line item and varies by location and flood zone, so get quotes before you commit. The Florida Office of Insurance Regulation publishes market information. Condo and HOA fees add to the payment as well.
On closing costs, some buyers can reach little to nothing out of pocket at closing through seller credits or broker-compensation structures, depending on the deal and program.
Step 6: Compare Your Options Using Dare to Compare
Dare to Compare means putting real offers side by side instead of accepting the first one. Duane Buziak shops hundreds of wholesale lenders at one time, so one credit-safe review can surface programs that a single-shelf bank or retail company, whose product list is fixed, cannot offer.
| Feature | Duane Buziak (broker) | Single-shelf bank or retail company |
|---|---|---|
| Lender access | Hundreds of wholesale lenders at one time | One company’s products |
| Soft pull pre-approval | Yes, NoTouch Credit Pull, no hard inquiry | Varies; often a hard pull at application |
| Program breadth | FHA, VA, conventional, USDA, DSCR and Non-QM | Varies by company; Rocket, Movement, and Lower each offer a set range |
| Flexibility for credit events | Can match the file to lenders with different overlays | Limited to one set of overlays |
| Cash-out refinance | Up to 90% | Varies by product |
| Close speed | Fast close times; 24/7 availability | Varies by company |
| Licensing | Florida-licensed, serving clients statewide | Varies |
When offers arrive, compare the Loan Estimate for each. The CFPB’s Loan Estimate explainer shows where to look. Line up the interest rate, APR, lender fees, credits, and mortgage insurance.
Mistake to avoid: comparing rates alone. A lower rate with higher points and fewer credits can cost you more than a slightly higher rate with credits.
Step 7: Lock, Document, and Close Without Surprises
Ask how long your lock lasts and whether a float-down option is offered, since lock terms and costs vary by wholesale lender as of 2026. Choose a lock period that covers your expected closing, with a small cushion.
In underwriting, answer conditions quickly. If your file shows late payments or collections, write a short letter of explanation covering what happened, why, and what changed. Keep your credit untouched until you close.
Realtor referrals and fast close times help in a competitive Florida market, especially for relocating Orlando buyers or sellers who weigh timing as heavily as price. A pre-approval letter backed by a clean file makes your offer stronger.
Before signing, compare your final Closing Disclosure with your Loan Estimate line by line. The CFPB’s Closing Disclosure page explains which changes are allowed. Question any new fee before closing day.
