That guaranty reduces lender risk, which is why qualified borrowers may finance up to 100% of the purchase price without conventional private mortgage insurance.

The benefit is substantial in a state where carrying costs can be as important as principal and interest. Florida Realtors reported a statewide median single-family home sale price of $420,000 for 2024. At that price, a conventional buyer putting 5% down would need $21,000 before closing costs. A VA-eligible buyer with full entitlement may be able to preserve that cash for reserves, repairs, insurance, or a lender-approved rate-and-fee tradeoff.

A VA loan is not always the best choice simply because it allows no down payment. A buyer with significant assets may prefer a down payment to lower the funding fee or payment. A buyer purchasing a condo may need a project review. And a borrower with a short ownership horizon should compare credits, fees, and likely break-even points carefully.

Eligibility, Entitlement, and Basic VA Loan Rules

Eligibility starts with a Certificate of Eligibility, commonly called a COE. The VA and your lender use it to confirm service eligibility and available entitlement. Veterans, certain active-duty service members, National Guard and Reserve members, and some surviving spouses may qualify, subject to VA service requirements.

For borrowers with full entitlement, VA does not impose a county loan limit on the amount a lender can approve. A Worked $420,000 Florida VA Loan Example

Assume an eligible first-time VA borrower is purchasing a primary residence in Tampa for $420,000 with full entitlement, no down payment, and no funding-fee exemption. Using a 2.15% funding fee assumption, the fee equals $9,030.

If the borrower finances that fee, the starting loan amount becomes $429,030. At a hypothetical 6.25% fixed interest rate for 30 years, principal and interest would be approximately $2,642 per month. That estimate does not include property taxes, homeowners insurance, flood insurance, HOA dues, or other escrow items.

The same buyer putting 5% down with a conventional loan would borrow $399,000 after contributing $21,000. The principal-and-interest payment could be lower because the loan amount is lower, but the borrower may also have monthly private mortgage insurance depending on credit and loan terms. The better option depends on the available rate, insurance cost, cash reserves, and how long the borrower expects to keep the loan.

In Florida, insurance can change the math quickly. A coastal home, older roof, windstorm deductible, or flood-zone determination may affect the monthly housing payment more than a small change in mortgage rate. Ask for an early payment estimate that includes realistic insurance assumptions rather than relying only on principal and interest.

Florida Property Issues That Can Affect a VA Approval

VA appraisals evaluate value and property condition through the VA’s Minimum Property Requirements. The process is not a home inspection, and buyers should still consider an independent inspection. However, a VA appraiser may call out visible issues involving safety, soundness, or sanitation that must be addressed before closing.

Florida transactions commonly raise questions about roof condition, wind mitigation, four-point inspections, seawalls, septic systems, and flood insurance. None automatically makes a property ineligible. They can, however, influence insurance availability, appraisal conditions, underwriting, or the buyer’s willingness to proceed.

Association budgets, reserve funding, master insurance, litigation, special assessments, and rental restrictions can all matter. A comparison should remain apples to apples.
